Mine Subsidence or Freeze-Thaw? Reading a Cracked Driveway in Lackawanna County

Layered on top of that is a climate that runs pavement through the freeze-thaw cycle relentlessly. How do I tell a subsidence crack from a freeze-thaw crack?

Look at direction and elevation before you look at width. Both sides of the crack stay in the same plane. Run a straightedge across it and it lies flat. Subsidence cracking behaves like the ground it reflects. Ground movement rarely stops politely at the driveway, so check whether a garage slab, a walkway, a retaining wall or a door frame inside the house has moved along the same line.

  • Direction: random, branching cracks are freeze-thaw. A single consistent line running across the slab is not.

The catch for a driveway is in how the policy classifies it. DEP defines appurtenances as fences, retaining walls, paved or improved patios, walks, driveways, and in-ground swimming pools. Damage to appurtenances is limited to 10 percent of the coverage amount and is covered only if the insured structure is damaged by the same event. A driveway that cracks in half while the house above it stays perfectly square is, on those terms, not a payable loss. That is a meaningful gap for anyone in this valley whose main exposure is paved area rather than structure.

So what is sealcoating actually good for?

Sealcoating solves the weather problem, only the weather problem, and it solves it well. A sealer restores that protective layer, sheds water instead of absorbing it, and resists the fuel and oil drips that soften asphalt from above. What it cannot do is add structural capacity or hold ground still. A driveway with alligator cracking across the wheel path has a base problem, and sealer over it is a cosmetic delay. A driveway with a stepped crack over old workings has a ground problem, and sealer over that is a cosmetic delay too. The right sequence is to identify which failure you have, fix what is fixable, then protect the result.
